The project of a multi-storey residential building is located in the Pechersk district of Kyiv, carried out on the basis of the task for the qualification work of the educational and qualification level “bachelor” issued on 03.03.2015.

The planning decision provides for the arrangement of appropriate conditions for the comfortable use of the parking lot and gymnasium by the residents of the building.
When developing an architectural and planning solution, the following requirements are taken into account:

- Gym. The entrance is provided from two sides, which allows both guests and residents of the building to get to it without leaving its boundaries, and also complies with fire safety regulations.
- Cafe has 3 entrances, two of which are for visitors, one for staff (from the courtyard part of the building). Products are also unloaded through it. There is a 4th warehouse next to the unloading area. approx. and refrigerating chambers. The hall has 150 seats (6 of which are at the bar). The bartender has access to the serving room and sink. Service in the cafe is carried out with the help of waiters. Next to the main entrance to the hall are the stairs to the terrace (2nd floor of the building).
- Bank equipped with a security system and alarm system. It has a separate entrance to the bank’s vault, with a special vestibule for the arrival of the collection vehicle. The bank has a main entrance with an ATM and 24-hour service, a hall for visitors, a cash register, and auxiliary premises (operator’s office, back office, and a separate entrance for bank staff).
- The pharmacy has 2 entrances. One is the main one, leading to the sales hall of the pharmacy, the other is for workers and loading of goods. Warehouses are located next to the unloading area.
- Offices. Each office has premises for staff, two or three office premises, s.v. (for staff and visitors).
Due to the lack of banks and restaurants – cafes nearby, it was decided to design them in the so-called annex to the residential building. In order not to waste space on the roofs of these premises, lawns with paths for walking are placed.
The first sketch of the project
Apartments (22 floors)
The total area of apartments on a typical floor: 495 m2 (of which 63.5 m2 are summer premises). Total area of apartments: 10890 m2

- Garage for 148 cars with a total area of 5490 m2. The garage has 3 stairwells and 3 two-way exits. For more convenient use of the garage by the residents of the building, one stairwell with an elevator is located with access to the lobby of the building, and passes through the premises from the concierge.

- Gym with a total area of 390 m2. In the hall, 4 sports halls, 2 changing rooms from the north are planned. and showers. 2 halls are provided for placement of strength training machines and cardio training machines, 2 halls for group classes. For more comfortable use, 2 entrances are provided. One from the street, the other from the lobby of the building, which passes through the concierge’s room.
- Cafe with 150 seats with a total area of 889 m2. The cafe has 2 entrances. For more comfortable movement of people to the terrace of the 2nd floor, the main entrance is located near the stairs.
- Bank with a total area of 718 m2. In the premises of the bank there is a 24-hour service room with an ATM, a room for the collection service taking into account security requirements according to DBN B.2.2-00032106-1-95 Bank facilities.
- Pharmacy with a total area of 379 m2. The pharmacy has 2 entrances (for visitors and staff with a loading bay). Also designed are 3 warehouses, a staff room and a sales hall with a counter.
2 floor (+4950)
- Office premises (6 units) with a total area of 1050 m2. The entrance to the offices is planned through the terrace of the 2nd floor. The offices have a staff room with a kitchen, a bathroom and several office spaces. The terrace is designed taking into account the needs of office workers and visitors.
- Terrace with a total area of 2218 m2. 4 stairs lead to the second floor (terrace), two of which go from the yard, two from the side of the main street. On the terrace there are rest areas for office workers and residents of the building with benches and landscaping.
3 floor (+9900)
- 2 terraces with a total area of 398 m2, which are accessed by 2 stairs from the second floor.
Intermediate display of the project
In terms of volume and space, the building is oriented to the intersection of Druzhby Narodiv boulevard and St. of the Czech Republic Here is the location of the main entrance to the opposite hall, a cafe, a pharmacy, a bank and offices. The entrance to the living part of the house is from the side of the yard. In the volume, the place of entrance is marked by a massive canopy, the shape of which emphasizes the residential part of the building, and the material contrasts with the lukobond surface of the main volume of the building. In addition, it is worth noting that these volumes compositionally determine not only the place of entry, but also access to public and residential parts of the building.
Other glass volumes determine the location of evacuation stairs and public spaces, in addition, the contrast of form and material creates a division of the building into public and residential parts.
This contrast is enhanced by the ribbon glazing of the living part of the house with multi-colored glazing of the balconies, equipped with sun protection. Due to the lack of a park or square next to the construction site, it was decided to use the roofs of the 1st and 2nd floors of the annex as a recreation and walking area with appropriate landscaping. The dominant feature is the so-called “candle” based on the two first floors, which is divided by technical floors into three conventional parts.
